Booking Process

  • Yes, we require a minimum stay of one month for all our properties.

  • We offer one of Bangkok's most flexible cancellation policies for monthly furnished apartments: a 100% refund is available up to 14 days before arrival, and a 50% refund up to 7 days before arrival.

    Please note, a 5.10% payment fee applies only to payments already processed. Any future rent payments for remaining months that haven’t been paid yet will not incur any charges if canceled.

    If you need to modify your reservation, please contact our customer support. We'll review each case individually to see if we can provide even more favorable cancellation terms.

  • When booking, you'll need to pay for your entire stay via credit card. If you're planning a stay longer than 45 nights, book the first 45 nights initially, and then contact us for special discounts and flexible payment options for the remainder of your stay.

  • Yes, a refundable security deposit ranging from 20,000 THB to 40,000 THB, depending on the property, is required. This deposit is only utilized in the event of damage to the property beyond normal wear and tear. We understand accidents happen and distinguish between normal use and actual damage, ensuring the deposit is not used for minor issues. Should any charges against the deposit be considered, we'll contact you first to understand the situation and aim to resolve it amicably, always striving to avoid unnecessary charges. The deposit will be refunded within 7 days of your checkout using the original payment method.

  • Yes! We welcome foreigners and are expat-friendly. Our entire booking process is designed to be handled remotely, ensuring your stay is ready for you as soon as you arrive.

  • Yes, we ensure all our guests are registered in compliance with Thai laws. After booking, you'll receive an invoice by email detailing your stay. Should you require any specific documents, such as the T.M.30 form for long-term visas, please reach out to our customer support to request them.

Before Arrival

  • At NOSBAAN, we ensure you can make an informed decision by providing clear images and detailed floorplans for all our apartments, giving you a realistic view of the space before booking.

  • After booking, you'll be sent a confirmation email where we'll ask for your arrival information. This allows us to coordinate your welcome, ensuring a NOSBAAN team member is available to personally guide you through the check-in process, and provide a comprehensive tour of the apartment, building, and surrounding area.

  • Prioritizing health and safety, our apartments are meticulously cleaned and disinfected according to COVID-19 standards, ensuring a safe environment. Fresh linens and towels are always provided, with extra sets on hand.

Apartment Details and Amenities

  • Each apartment comes fully equipped for immediate, comfortable living: high-speed WiFi, Nescafe capsule coffee maker, microwave, kettle, toaster, cookware, washing machine, hairdryer, first aid kit, kitchen & bathroom essentials, vacuum, mop, shampoo, bed linens, clothes drying rack, umbrella, iron, AC, air purifier, Smart TV, etc. Buildings also feature a gym, swimming pool, and working lounges. Just bring your luggage and start living.

  • At NOSBAAN, we ensure a seamless move-in by setting up all utilities before your arrival. Utility coverage varies by apartment—some include all utilities, while others may charge for electricity only. Please refer to the specific apartment description for details on utilities.

  • Absolutely! Each apartment includes workspaces and high-speed WiFi, catering to your remote work requirements. Plus, select buildings offer coworking areas for NOSBAAN guests, guaranteeing a conducive work environment throughout your stay.

During Your Stay

  • If you encounter any maintenance issues, please report them immediately through our customer support or via the contact details provided in your welcome packet. For emergency repairs, we offer a 24/7 contact number to ensure swift action is taken.

  • Yes, you can receive mail and packages. Most of our apartments have a secure area for deliveries. Upon arrival, you'll be informed about how to access your mail and any necessary steps to ensure secure delivery.

  • To extend your stay, please contact us before your original departure date. We'll check the availability and guide you through the extension process. Extensions are subject to availability and current rates.

  • Yes, all NOSBAAN apartments come with free parking for both motorbikes and one car within the building. Additional parking slots for cars are available at an extra cost.

  • For serious emergencies, please immediately call the local emergency numbers 911 o 1155 (tourist police). For urgent apartment issues like water leaks or outages, we offer 24/7 customer support. For all other concerns, our concierge service is available during regular business hours to assist you.

  • Yes, each NOSBAAN apartment comes with access to local experts ready to assist with any questions or concerns you might have during your stay. You can reach out to us with these inquiries during working hours.
